During my time working with Eric Wang, founder of Rev Projects, a San Francisco based commercial real estate firm, I had great exposure and experience with investment and development operations but more specifically, the process of raising investor equity.
At the beginning of my internship, which began in October, Rev was in the process of acquiring a multi-use property with over 100 residential units and 6 retail units along the bottom of the building. I was tasked with putting together the investor package that would be sent to lock these investors into the deal and raise over 40% of the equity. This included conglomerating the pro-forma analysis, ROI estimations, redevelopment plan, and deal marketing in order to attract the most amount of investors to raise the necessary equity in this multimillion-dollar deal. This process continued over the span of 3 weeks to a month and successfully raised over $7.5 million in investor equity.
After the closing of the deal, I filed subscription agreements and distributed them from each investor, took part in sourcing property management firms with experience in multifamily management, and reached out to amenity providers that would contribute to the value-add side of the development. I also analyzed the structure of the underwriting for the deal and created simple pro-forma pages for prospective commercial opportunities in the market.
I'm ultimately looking to expand my knowledge even further in commercial real estate financial structures and learn more about risk and leverage evaluations.
